Pre-Purchase Property Check
Know who you're really buying from — and whether they truly own what they're selling.
Buying a home or land is likely the largest payment you'll ever make to someone you've only just met. Before you sign the promissory contract and pay a deposit, it's worth knowing that the person or company on the other side is who they claim to be — and that they actually hold what they're offering to sell.
What we establish
- Who the seller really is, and whether their identity holds up
- Whether they are the true owner — and, where the seller is a company, who stands behind it (beneficial ownership)
- Signals of charges, debts, disputes, or claims attached to the property or the seller
- Anything in the seller's public record that should give you pause before you commit
This complements your lawyer and notary — it does not replace them. They confirm title and contracts through the official registries; we verify who you are dealing with and surface red flags they don't routinely look for. Nothing here is legal advice.
What you get: a short, sourced file in plain language — what we found, where each finding came from, and the date it was obtained — so you, or your lawyer, can act on it with confidence.
Fixed-scope check from €500. Broader or cross-border matters quoted on enquiry.
